minutes<\/span><\/p>\n\n\n\n<p>Some seniors are unaware of a non-taxable payment called the Ontario Senior Homeowners\u2019 Property Tax Grant (OSHPTG).<\/p>\n\n\n\n<p>Today, I&#8217;m going to review what it the OSDPTG is, its eligibility, and the amount received by qualifying seniors. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Property Tax Help For Low-Income Homeowners<\/h2>\n\n\n\n<p>When we pay property tax as homeowners, we ensure that many community services are looked after.<\/p>\n\n\n\n<p>A small tax grant from the Ontario government might not seem like a big deal to some homeowners, and perhaps it\u2019s not.<\/p>\n\n\n\n<p>However, for seniors who are low-income and struggling through their retirement with debt, a <strong>$500 grant<\/strong> is a blessing.<\/p>\n\n\n\n<p>You might not b<a href=\"https:\/\/www.fin.gov.on.ca\/en\/credit\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>e aware of many Ontario Tax Credits, Incentives, and Grants <\/strong><\/a>before filing your income tax return.<\/p>\n\n\n\n<p>Today I\u2019m focusing on the <strong>OSHPTG<\/strong> because I had only learned about it while researching my mother-in-law\u2019s income tax return.<\/p>\n\n\n\n<p>When you buy a house in Ontario, the homeowner is responsible for paying property taxes to the city where they live.<\/p>\n\n\n\n<p>I never thought there would be such a rebate for seniors, but I was wrong and want you to know about it.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ontario Senior Homeowners\u2019 Property Tax Grant<\/h2>\n\n\n\n<p><strong>What is the Ontario Senior Homeowners\u2019 Property Tax Grant?<\/strong><\/p>\n\n\n\n<p>The Ontario Scenarios Homeowners\u2019 Property Tax Grant (<strong>OSHPTG<\/strong>) is for low to moderate-income seniors to help pay some of their property taxes.<\/p>\n\n\n\n<p>You will not have to tax on the grant as it is a non-taxable payment.<\/p>\n\n\n\n<p>I want to point out that you do not have to be a Canadian citizen to get the Ontario Senior Homeowners\u2019 Property Tax Grant.<\/p>\n\n\n\n<p>You must reside in Ontario, own a home, and pay property taxes to be eligible to apply but only if you qualify.<\/p>\n\n\n\n<p>Even if a senior couple owns a home and pays property tax but one of them is in&nbsp;long-term care, <strong>you can still apply<\/strong>.<\/p>\n\n\n\n<p>This means that as long as&nbsp;one senior lived in the home&nbsp;during the income tax return period, they may be eligible.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How The Death Of A Senior Affects The OSHPTG<\/h2>\n\n\n\n<p>Also, if the senior has deceased and you are POA, you can still apply for the Ontario Senior Homeowners\u2019 Property Tax Grant.<\/p>\n\n\n\n<p>To be eligible, the senior must not have passed away during the income tax year they are submitting for.<\/p>\n\n\n\n<p>So, for example, if you submit an income tax return for 2019 and the senior passed away in 2020, you can apply for the 2020 grant.<\/p>\n\n\n\n<p>If the senior passed away during 2019, they would not qualify as they did not reside in the home for the entire year.<\/p>\n\n\n\n<p>The payment will be&nbsp;<strong>issued to the estate<\/strong>&nbsp;if they meet the qualifications.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Eligibility For The Ontario Senior Homeowners\u2019 Property Tax Grant<\/h2>\n\n\n\n<p>To be eligible for the grant, you or your spouse by December 31 of the last year must:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>You were a resident of Ontario<\/strong><\/li>\n\n\n\n<li><strong>Paid property taxes<\/strong><\/li>\n\n\n\n<li><strong>64 years of age or older<\/strong><\/li>\n\n\n\n<li><strong>Owned and occupied a principal residence in Ontario<\/strong><\/li>\n\n\n\n<li><strong>Single-Divorced or Widowed and earned less than $50,000<\/strong><\/li>\n\n\n\n<li><strong>Married, Common-law with a combined income of less than $60,000<\/strong><\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">Ontario Seniors Homeowners\u2019 Property Tax Grant Amount<\/h2>\n\n\n\n<p>You may be eligible for up to a $500 property tax refund if you qualify.<\/p>\n\n\n\n<p>The grant is based on your&nbsp;<a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/forms-publications\/publications\/rc4210\/gst-hst-credit.html#P53_1571\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>adjusted family net income<\/strong><\/a>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><strong>Adjusted family net income<\/strong>&nbsp;\u2013 your&nbsp;<a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/forms-publications\/publications\/rc4210\/gst-hst-credit.html#family_net_income\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>family net income<\/strong><\/a>&nbsp;<strong>minus<\/strong>&nbsp;any universal child care benefit (UCCB) and registered disability savings plan (RDSP) income received&nbsp;<strong>plus<\/strong>&nbsp;any UCCB and RDSP amounts repaid.<\/p>\n<\/blockquote>\n\n\n\n<p>For those who apply for the grant who are single, divorced, or widowed and whose net income is more than&nbsp;$35,000 but less than $50,000,&nbsp;the grant will be reduced by&nbsp;<strong>3.33% of income over $35,000.<\/strong><\/p>\n\n\n\n<p>For married couples and common law with a combined family net income&nbsp;<strong>over $45,000<\/strong>, the property tax grant is reduced by&nbsp;<strong>3.33%<\/strong>&nbsp;of anything over&nbsp;<strong>$45,000.<\/strong><\/p>\n\n\n\n<p>I know this doesn\u2019t sound like much; however, every little bit counts when you retire with little to no retirement income.<\/p>\n\n\n\n<p>Those of you with a family net income over&nbsp;<strong>$60,000<\/strong>&nbsp;are&nbsp;<strong>not eligible<\/strong>&nbsp;for the <strong>OSHPTG<\/strong>.<\/p>\n\n\n\n<p>Source: Ontario.ca<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How To Apply For the Ontario Seniors\u2019 Property Tax Grant<\/h2>\n\n\n\n<p>Fill out the&nbsp;<a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/forms-publications\/tax-packages-years\/general-income-tax-benefit-package\/ontario\/5006-tg.html\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Ont-BEN form<\/strong><\/a>&nbsp;and the property taxes you paid and file it with your income tax return.<\/p>\n\n\n\n<p>I\u2019m unsure how many senior homeowners know about this property tax grant, so I wanted to discuss it.<\/p>\n\n\n\n<p><strong>I HAD NO IDEA <\/strong>when I filed my mother-in-law\u2019s income tax return two years ago.<\/p>\n\n\n\n<p>It wasn\u2019t until I was researching online about tax credits for seniors that I came across the <strong>Trillium Benefits<\/strong> and <strong>Property Tax incentives<\/strong>.<\/p>\n\n\n\n<p>Even if you don\u2019t owe the government income tax, you may still qualify for the grant, so fill out the form.<\/p>\n\n\n\n<p>The worst that will happen is that you have been declined the grant, but at least you filled it out and submitted it.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How Will I Be Paid For The Ontario Seniors\u2019 Property Tax Credit<\/h2>\n\n\n\n<p>Once you receive your assessment in the mail and if you qualify for the Ontario Seniors\u2019 Property Tax credit, you\u2019ll receive it in 4 to 8 weeks.<\/p>\n\n\n\n<p>The money will be directly deposited into your bank account, and if you are not on the direct deposit system, it\u2019s a good idea to get set up.<\/p>\n\n\n\n<p>Not only for this grant but for any other money to be received by the Ontario provincial government and Canada Revenu Agency.<\/p>\n\n\n\n<p>We did this for my mother-in-law, so we knew that what money she was getting back was a direct deposit that simplified everything.<\/p>\n\n\n\n<p>If you choose not to set up a direct deposit, your money will be sent by cheque, which generally takes much longer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How To Sign Up For Direct Deposit:<\/h2>\n\n\n\n<p><strong>You can register For Direct Deposit in two ways:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>You can use the&nbsp;<a href=\"https:\/\/www.canada.ca\/en\/employment-social-development\/services\/my-account.html\" target=\"_blank\" rel=\"noreferrer noopener\"><abbr title=\"Canada Revenue Agency\">CRA<\/abbr>&nbsp;My Account<\/a>&nbsp;service online, or<\/strong><\/li>\n\n\n\n<li><strong>Complete a&nbsp;<a href=\"http:\/\/www.tpsgc-pwgsc.gc.ca\/recgen\/form\/inscription-enrolment-eng.html\" target=\"_blank\" rel=\"noreferrer noopener\">direct deposit enrolment form<\/a>&nbsp;and send it to the&nbsp;<abbr title=\"Canada Revenue Agency\">CRA<\/abbr>&nbsp;at:<\/strong><br><strong>Receiver General for Canada<\/strong><br><strong>P.O. \/><\/figure>\n<\/div>\n\n\n<p><strong>What are Property Taxes?<\/strong><\/p>\n\n\n\n<p>Those of you learning about the OSHPTG for the first time and owning a home should already know what property taxes are.<\/p>\n\n\n\n<p>Anyone who may be a new homeowner understands what property taxes are and how you pay for them.<\/p>\n\n\n\n<p>Property taxes are ongoing taxes paid to the city and a financial obligation you can\u2019t get out of and vary depending on where you live.<\/p>\n\n\n\n<p>In short, property taxes generate income for the city where you live to pay for services needed to fund your operating budget.<\/p>\n\n\n\n<p>The property tax is the tax that is based on the assessed value of your property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Property Tax Uses<\/h2>\n\n\n\n<p>For example, your annual property tax rates pay for :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Police<\/strong><\/li>\n\n\n\n<li><b>The provincial government calculates education *rates.<\/b><\/li>\n\n\n\n<li><strong>Libraries<\/strong><\/li>\n\n\n\n<li><strong>Firefighters<\/strong><\/li>\n\n\n\n<li><strong>Keeping the city running and in good repair<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Creating a mock budget will tell you whether you can afford the mortgage when you&#8217;re looking to buy a home.<\/p>\n\n\n\n<p>One of the most overlooked parts of homeownership is the&nbsp;<strong><a href=\"https:\/\/canadianbudgetbinder.com\/2020\/03\/10\/8-house-expenses-you-should-expect-as-a-homeowner\/\" target=\"_blank\" rel=\"noreferrer noopener\">carrying costs of owning the home<\/a>,&nbsp;which is paid to the city.<\/strong><\/p>\n\n\n\n<p>You might want to pay your city tax invoice all at once, or most often, and it is attached to your mortgage payment to simplify payment.<\/p>\n\n\n\n<p>As a homeowner, you should ensure your property taxes are paid on time or face late fees.<\/p>\n\n\n\n<p>We used to manually pay our income tax costs, but now they are automated payments since&nbsp;<a href=\"https:\/\/canadianbudgetbinder.com\/2019\/08\/27\/how-i-owned-a-mortgage-free-house-by-age-40\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>we no longer have a mortgage<\/strong>.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How Property Taxes Are Calculated<\/h2>\n\n\n\n<p>When you get your home assessment from the&nbsp;<a href=\"https:\/\/canadianbudgetbinder.com\/2012\/09\/17\/mpac-assessment-and-the-value-of-my-house\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Municipal Property Assessment Corporation<\/strong><\/a>&nbsp;(MPAC), this number is included in the calculation of your property taxes.<\/p>\n\n\n\n<p>The education tax rate which homeowners pay for kids to get an education whether they have kids or not.<\/p>\n\n\n\n<p>Lastly, figures set by the city council called a residential tax rate that calculates the costs of running the city.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>MPAC Assessment<\/strong><\/li>\n\n\n\n<li><strong>Education Tax Rate<\/strong><\/li>\n\n\n\n<li><strong>Residential Tax Rate<\/strong><\/li>\n<\/ol>\n\n\n\n<p>These three items determine how much property tax you will pay each year.<\/p>\n\n\n\n<p>For example, we pay around&nbsp;<strong>$5500 in property taxes<\/strong>&nbsp;each year, so we have to save $458.33 monthly<strong> in our budget<\/strong>.<\/p>\n\n\n\n<p>When you purchase a home, you must factor in property taxes when calculating whether you can afford a house.<\/p>\n\n\n\n<p>As well you may be shocked to find as homes appreciate that your property taxes increase right along.<\/p>\n\n\n\n<p>A report by Zoocasa in 2019 shows the most expensive city for property taxes and the least expensive.<\/p>\n\n\n\n<p>Managing editor Penelope Graham states in her article about&nbsp;<a href=\"https:\/\/www.zoocasa.com\/blog\/ontario-property-tax-rates-2019\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Ontario Property Tax Rates 2019<\/strong><\/a><strong>&nbsp;tha<\/strong>t \u201ccities with the highest tax rates often have the lowest-priced real estate\u201d.<\/p>\n\n\n\n<p>T<strong>he cities with the lowest property tax rates in Ontario<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Toronto: 0.614770%<\/strong><\/li>\n\n\n\n<li><strong>Markham: 0.659822%<\/strong><\/li>\n\n\n\n<li><strong>Milton: 0.685776%<\/strong><\/li>\n\n\n\n<li><strong>Richmond Hill: 0.688357%<\/strong><\/li>\n\n\n\n<li><strong>Vaughan: 0.696147%<\/strong><\/li>\n<\/ol>\n\n\n\n<p><strong>Cities with the highest property tax rates in Ontario<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong>Windsor: 1.789394%<\/strong><\/li>\n\n\n\n<li><strong>Thunder Bay: 1.598484%<\/strong><\/li>\n\n\n\n<li><strong>Sault Ste. Marie: 1.529349%<\/strong><\/li>\n\n\n\n<li><strong>North Bay: 1.501246%<\/strong><\/li>\n\n\n\n<li><strong>Sudbury: 1.461888%<\/strong><\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\">Seniors Don\u2019t Leave Money On The Table<\/h2>\n\n\n\n<p>It\u2019s important for seniors or those representing seniors who cannot manage their finances to research incentives.<\/p>\n\n\n\n<p>Also, if you are filing the income tax return on their behalf and completing it on your own, do some research.<\/p>\n\n\n\n<p>Never assume that an income tax return is as it seems, as you can claim many <a href=\"https:\/\/canadianbudgetbinder.com\/2019\/03\/23\/medical-expenses-claim-canadianincome-tax-return\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>income tax deductions<\/strong><\/a><strong> and incentives.<\/strong><\/p>\n\n\n\n<p>Whether you are filing taxes for a senior who qualifies for the&nbsp;<strong>Ontario Senior Homeowners\u2019 Property Tax Grant<\/strong>&nbsp;or yourself, don\u2019t forget to include the form with your income tax submission.<\/p>\n\n\n\n<p>I can find something to do with&nbsp;<strong>$500, and so can you<\/strong>.<\/p>\n\n\n\n<p>When writing your&nbsp;<a href=\"https:\/\/canadianbudgetbinder.com\/2014\/10\/02\/how-death-can-affect-you\/\"><strong>legal Will<\/strong><\/a>&nbsp;and designating a&nbsp;Power of Attorney&nbsp;(POA), inform them about researching when they file your income tax.<\/p>\n\n\n\n<p>There may be a time when you\u2019re still alive but incapable of taking care of your finances when the POA will step in.<\/p>\n\n\n\n<p><strong>Discussion:<\/strong>&nbsp;Did you know the Ontario Senior Homeowners\u2019 Property Tax Credit?
