it comes to mortgage debt. <\/p>\n\n\n\n<p>Some people aren&#8217;t as financially involved with their mortgage as they should be. <\/p>\n\n\n\n<p>Many people move into their first home and are so busy fixing it up that they quickly forget about their <a href=\"https:\/\/canadianbudgetbinder.com\/2012\/03\/15\/canada-mortgage-save-down-payment\/\"><strong>mortgage<\/strong><\/a>.<\/p>\n\n\n\n<p>Although it&#8217;s nice to have a renovated home with the latest decor, if you want to maximize your mortgage to pay it off fast, there are things you may have to do without. <\/p>\n\n\n\n<p>Let me show you how some homeowners are losing money by ignoring their mortgages and spending money on things that can wait. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-take-advantage-of-shaving-years-off-your-mortgage\">Take Advantage of Shaving Years Off Your Mortgage<\/h2>\n\n\n\n<p>If it isn&#8217;t broke, don&#8217;t fix it is the motto many mortgage-free homeowners would tell you. <\/p>\n\n\n\n<p>That&#8217;s because these homeowners either invested extra money or put it towards their mortgage. <\/p>\n\n\n\n<p>Many banks don\u2019t explain much about \u201c<strong>best practices<\/strong>\u201d with mortgage repayment.<\/p>\n\n\n\n<p>One of the simplest is paying your mortgage weekly or biweekly to speed up repayment.<\/p>\n\n\n\n<p>However, beware that some banks offer <strong>non-accelerated weekly or biweekly<\/strong>, which do nothing to pay back your mortgage faster.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-mortgage-repayment-set-up-example\">Mortgage Repayment Set-Up Example<\/h2>\n\n\n\n<p><strong> Follow this simple system when setting up your payments:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you are paid every two weeks, pay your mortgage biweekly acceleratedly.<\/li>\n\n\n\n<li>&nbsp;If you are paid any other way, pay your mortgage weekly accelerated.<\/li>\n<\/ul>\n\n\n\n<p>The reasoning is simple: say your mortgage is <strong>$1000<\/strong> per month, paying biweekly accelerated puts more onto your mortgage in a year<strong> ($500 x 26 = $13,000 vs. $1000 x 12 = $12,000),<\/strong> same with weekly accelerated <strong>($250 x 52 = $13,000).<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-more-ways-to-pay-your-mortgage-faster\">More Ways To Pay Your Mortgage Faster <\/h2>\n\n\n<div mortgage off in 5 years<\/a><\/strong><\/p>\n\n\n\n<p>First, check with your lender to confirm how prepayments are allowed.<\/p>\n\n\n\n<p>Some lenders only allow the prepayment on the mortgage anniversary date each year. <\/p>\n\n\n\n<p>However, other lenders will enable them to be taken at any time. <\/p>\n\n\n\n<p>Despite that, the borrower must not review the \u201c<strong>free<\/strong>\u201d prepayment allowable with their lender.<\/p>\n\n\n\n<p>Once again, check with your lender; most are <strong>10 \u2013 15%<\/strong> of your original mortgage your lender is easygoing, make a regular extra payment every month or quarter based on what your budget allows.&nbsp;<\/p>\n\n\n\n<p>However, if you have an extra $100 or more (the general minimum prepayment allowed), advise your lender and make this an additional payment.<\/p>\n\n\n\n<p>Use the <strong><a href=\"https:\/\/itools-ioutils.fcac-acfc.gc.ca\/MC-CH\/MC-CH-eng.aspx\" target=\"_blank\" rel=\"noreferrer noopener\">Mortgage of Canada Calculator<\/a><\/strong> to compare your numbers.<\/p>\n\n\n\n<p>It makes a difference; take a look at this comparison:<\/p>\n\n\n\n<p class=\"has-text-align-left\"> <strong>Mortgage Calculator <\/strong><\/p>\n\n\n\n<p>On this <strong>$300,000<\/strong> mortgage amortized over 30 years, simply paying your&nbsp;payment on biweekly accelerated drops it down to <strong>26.3 years, and<\/strong> paying an additional $100 per month (<strong>or $300 per quarter<\/strong>) drops it to <strong>23.5 years.&nbsp;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Prepaying more will knock the mortgage down even faster.<\/li>\n<\/ul>\n\n\n\n<p><strong>So, what else can you do to get rid of your mortgage sooner?&nbsp;<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-stay-involved\">Stay Involved<\/h2>\n\n\n\n<p>Most lenders will not contact you when it makes sense to <strong>break the term of your mortgage<\/strong> and move into a lower rate.<\/p>\n\n\n\n<p>Just because you took out your mortgage a year or so ago didn\u2019t mean you have to stick with it environment, it may make sense to pay the fine (and even include it in the mortgage) and move to today\u2019s historically low rates.<\/p>\n\n\n\n<p>I\u2019m biased, but a good Mortgage Broker can efficiently run the numbers for you and let you know if it makes sense to take a break.<\/p>\n\n\n\n<p>With today\u2019s small fluctuations in fixed rates, you may be surprised how much the penalty can drop when rates go up, making it more economical to change.<\/p>\n\n\n\n<p>Once you decide, take advantage of the lower rate by keeping your payments at the same level (or higher if you can afford to) to maximize the rate savings.<\/p>\n\n\n\n<p>We would all agree that it is not about \u201cif\u201d mortgage rates will increase but \u201cwhen.\u201d<\/p>\n\n\n\n<p>With this in mind, we wanted future.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-mortgage-optimization\">Mortgage Optimization<\/h2>\n\n\n\n<p><strong>What is payment shock?<\/strong><\/p>\n\n\n\n<p>It\u2019s what many of our American friends suffered when their teaser rate mortgages in the US came due, and their payments skyrocketed, causing many foreclosures we are all too used to seeing there.<\/p>\n\n\n\n<p>This program is pretty simple, but in a nutshell, whenever the rate at your lender goes up, we email you to remind you to increase your payment accordingly.<\/p>\n\n\n\n<p>By the end of your term, you are
